'Are you members of the HIP CODE?'

Yes, we are accredited members of the HIP Code which provides protection for homebuyers, sellers, estate agents, conveyancers and mortgage lenders who rely on the information included in a Home Information Pack (HIP) provided on residential property within England and Wales. It sets out minimum standards which HIP providers have to meet.

Why should I order my HIP from you and not an Estate Agent or Mortgage Broker?

Estate Agents & Mortgage Brokers do not produce HIPS. They provide white label
packs which are compiled by third parties and sold onto them labelled thus the price is
normally much higher than charged by us. We will be able to supply you with much cheaper HIP's than these.

The packs are identical and have to comply in accordance with the current legislation, although presentation may vary in different formats.

You can phone, email, or fax us for an Order Form. You can make payment by cheque, BACS or debit card. Please note there will be a £5 charge for some credit card payments.

What is the total price I pay for the HIP?
The total price you pay is a FLAT FEE of £199.00 FREEHOLD or LEASEHOLD up to four bedroom. No other hidden charges. Price Upon Application for 4 bedroom properties +

Why is your price so cheap? I have been quoted from £500 to a £1000.00 by an Estate Agents & other HIP providers?
Our prices are cheap because the cost of compiling a pack is not that expensive and we rely upon volume to make it profitable for us. We choose not to be greedy but instead believe in working hard and keeping third party costs to a minimum. We are HIP Compilers and not HIP Resellers as you will find is the case with some corporate HIP providers. We are governed by the HIP Code making our packs acceptable to the legal profession.

Can I cancel my HIP order?
No, once payment has been taken we are unable to cancel the order. Instructions are processed immediately incurring third party costs.

How long does it take?
Between 3-5 working days subject to booking appointment with Local Authority. However, you can start marketing your property as soon as you have placed your order as we will send you an email confirmation for you to forward to Estate Agents or other parties to assist you in your sale.

Do you cover my area?
The Price of £199.00 only applies to London and surrounding areas.  We do offer nationwide coverage at a local level. Please ask for a quotation.

Can you email me the Pack or provide a CD Rom?
Yes. No problem. We can email you in PDF format FREE of charge. A CD Rom will cost an optional £10.00 to cover admin & postage costs.

What is the shelf-life of the Home Information Pack
The current legislation state that the required searches, the Official Copy Entries, and time sensitive leasehold/commonhold documents such as Accounts must not be more than three months old from the date of first putting the house on the market.

Once the HIP has been completed, it does not have to be updated unless the Seller takes the property off the market.

WHAT IF THE SALE DOES NOT PROCEED OR IF I CHANGE MY MIND &
WISH TO PUT THE PROPERTY ON THE MARKET AGAIN?

You will not have to update the HIP provided the property is put back onto the market
within 12 months. After the twelve month period, you may have to get the Pack Refreshed.
