From 6th April 2009, this becomes a compulsory part of the Home Information Pack.
New research suggests that first-time buyers will be boosted by them being given more information about properties and is designed to add more transparency to home buying.
Under new rules and regulations , it means that mean sellers must provide information on subjects like gas and electricity supplies, council tax bills, structural changes, damage, flood risk and parking arrangements.
Please fill out the PIQ which you can EITHER email with the Order OR when the Order is confirmed by us, we will attach the Form for you to fill out later. It’s not that difficult as it looks. Please call us if you require any assistance and we shall be obliged to assist.
IMPORTANT:
Government legislation clearly states that after 6th April 2009, the Property Information Questionnaire and Energy Performance Certificate must be completed in order for you to market your property for sale. Failure to do this may result in seller paying compensation to the buyer at a later date.

What is the total price I pay for a FREEHOLD HIP?
The total price you pay is £215.00 including EPC up to five bedroom. No other hidden charges.
What is the total price I pay for a LEASEHOLD HIP?
The total price you pay is £235.00 including EPC up to five bedroom. No other hidden charges.
VAT is not currently chargeable as the Company is not registered for VAT.
Why is your price so cheap? I have been quoted from £300 to a £700.00 by an Estate Agent & other HIP providers?
Our prices are cheap because the cost of compiling a pack is not that expensive. We compile the whole pack ourselves and only instruct independent Domestic Energy Assessors to conduct the EPC. We work very hard to try and keep third party costs to a minimum. We are HIP Compilers and not HIP Resellers as may be the case with some corporate HIP providers. We are governed by the HIP Code making our packs acceptable to the legal profession.
We would add that not all Estate Agents are resellers of HIPS. Some will simply recommend a HIP Provider who they consider to be competitive and good value for money.
Searches included in the pack go out of date, will I have to renew them?
Search Reports are generally accepted for up to six months. However, sellers will not be required to renew the Searches after this period
Can I cancel my HIP order?
Please ensure you read Clause 5 of our Terms and Conditions before placing an Order.
How long will it be before I receive the link to the HIP?
Please allow UP TO 5-10 WORKING DAYS. This will depend upon a suitable appointment being arranged with the DEA for EPC purposes and various delays with local authority searches. We use our best endeavours to finalize the packs but sometimes unforeseen delays are inevitable due to circumstances beyond our control.
Do you cover my area?
The Price of £235.00 only applies to London and surrounding areas. We do offer nationwide coverage at a local level. Please ask for a quotation.
Can you email me the Pack or provide a CD Rom?
Yes. No problem. We can email you in PDF format FREE of charge. A CD Rom will cost an optional £10.00 to cover admin & postage costs.
What is the shelf-life of the Home Information Pack
The current legislation state that the required searches, the Official Copy Entries, and time
sensitive leasehold/commonhold documents such as Accounts must not be more than three
months old from the date of first putting the house on the market.
Once the HIP has been completed, it does not have to be updated unless the Seller takes
the property off the market.
WHAT IF THE SALE DOES NOT PROCEED OR IF I CHANGE MY MIND &
WISH TO PUT THE PROPERTY ON THE MARKET AGAIN?
You will not have to update the HIP provided the property is put back onto the market
within 12 months. After the twelve month period, you may have to get the Pack Refreshed.
We can do that for you at a discounted rate.
